Secures new long-term rental properties and services property owners and tenants, in support of financial goal achievement (net profits) for the Company.

+ Meet with property owners to present/explain long-term rental management services, perform and present comparative market analysis (CMA), execute management contracts, etc. Inspect prospective rental properties and advise owners of necessary/recommend improvements to prepare the property for marketing. Install yard signs, lock boxes, etc. Ongoing communications with owners regarding contractual requirements per the management contract. Grow the long term rental department inventory by adding new rental properties.

+ Meet with prospective tenants to show properties, and negotiate and execute lease agreements with new tenants. Perform move in inspections, retrieve yard signs, remove lock boxes, ensure properties are rental ready, etc.

+ Negotiate and execute lease renewals with existing tenants. Prepare and send leases, addendums, and any supporting documentation to the tenants and upload to the owner and tenant portal ensuring all dates and rates are set up properly.

+ Work closely with Administrative Assistant to ensure timely and accurate completion of administrative duties to include:

+ Update MLS as necessary for listing new properties and removing former properties

+ Review tenant applications and background checks to place tenants in properties

+ Keeping owners informed about necessary repairs, as per terms of the management agreement

+ Obtaining owner approvals of repairs as necessary

+ Inspect repair work, to ensure satisfactory completion of work and report work completion to owner

+ Update the tenant portal (community message board for owners and tenants) on a quarterly basis.

+ Communicate move out process and requirements with tenants

+ Complete move out inspections

+ Ensures all fees are being charged to a tenants and make sure fees are paid in a timely manner, including admin fees, notice delivery fees, late fees, etc.. Send monthly letters to tenants for past due fees. Performs the duty of serving notices required under landlord tenant laws. Send communication to current tenants to keep them informed.

+ Ensures calls and questions from tenants and owners are answered timely. Provide after hours response to emergency situations for managed properties, including disbursement of after-hours intercept e-mails.

+ Attend Real Estate sales meetings to develop and maintain relationships with Realtors. Visit Real Estate offices on monthly basis to build relationships.


+ High school diploma or GED required.

+ Some College/degree preferred


+ Strongly prefer 2-3 years of experience in Long Term Leasing or Real Estate


+ State Real Estate License Required
